Airbnb is introducing new limits on the checkout chores hosts can require guests to complete, with the updated policy applying to reservations booked on or after November 20, 2026.

The change comes as Airbnb responds to ongoing guest frustration around lengthy or unclear checkout requirements. According to CNN, Airbnb said it had received feedback that some house rules had become difficult for guests to understand and manage.
Under the new policy, hosts generally will no longer be able to require guests to:
- Wash and put away dishes
- Strip beds
- Start a load of laundry
- Take garbage to and off-site location
- Avoid using an amenity included in the listing
Another important part of the update is transparency. House rules and guest requirements need to be disclosed in the appropriate section of the Airbnb listing before a guest books, rather than introducing additional requirements later in the stay.
What does this mean to property owners?

The change puts even more importance on having clear, accurate, and carefully structured listings.
For property owners and managers, checkout procedures can no longer depend on guests completing tasks that should reasonably form part of the turnover process. Instead, properties need reliable cleaning operations, well-defined house rules, and clear guest expectations from the moment a reservation is made.
For professionally managed homes, this reinforces something we already prioritize at Lunabase: protecting the property while creating a straightforward guest experience.
When expectations are communicated clearly from the beginning, and the operational team is prepared to handle each turnover properly, owners don’t have to rely on extensive guest chore lists to keep their properties cared for.
How Lunabase protects owners in a constantly changing market

Airbnb’s latest changes remind us that successful property management isn’t simply about publishing a listing and collecting reservations.
Platforms change. Regulations change. Traveler behavior changes.
Our responsibility is to ensure the properties entrusted to us keep operating effectively as those changes happen.
- That starts with clear disclosure. We regularly review listing descriptions, house rules, policies, fees, occupancy limits, amenity information, and other important details so guests understand what they’re booking before they arrive. With Airbnb placing even greater importance on upfront disclosure, keeping listing information accurate is more important than ever.
- We also maintain consistent guest communication before, during, and after each stay. Guests receive the information they need ahead of arrival, support throughout their reservation, and clear checkout guidance—helping prevent misunderstandings before they turn into problems.
- Behind the scenes, property protection goes further. We coordinate professional turnovers and property inspections, track maintenance concerns, reinforce occupancy and house rules, monitor guest feedback, and adjust operating procedures when platforms introduce new requirements.
- Most importantly, we don’t treat policies as static. A rule that worked six months ago may need to be updated today. A seasonal trend may create a new revenue opportunity. A platform change may require listings, automated messages, or operating procedures to be revised across an entire portfolio.
That’s why active management matters.
At Lunabase, Your Property, Our Priority isn’t just about managing today’s reservation. It’s about adapting to what comes next—while protecting the property, maintaining a strong guest experience, and keeping our owners informed along the way.
