Airbnb recently launched its new Housing Accelerator, committing an initial $250 million to help unlock more than $5 billion in housing investment over the next decade. Its first project includes a $6.4 million investment supporting 201 affordable housing units in Austin, Texas.

The initiative also includes support for reforms involving zoning, permitting, and building codes.
September Booking Demand at a Glance
September brings a seasonal shift across several Lunabase markets:
Miami
September remains part of the slower season, with booking demand typically below Miami’s winter peak.

Fort Lauderdale
Similar to Miami, September falls within the shoulder season, when demand and occupancy generally soften.

Lake Tahoe
Demand begins to ease after Labor Day, but pleasant early-fall weather can help September maintain stronger occupancy and average daily rates than October and November.

Cincinnati
Demand remains relatively steady heading into fall. Cincinnati also benefits from less dramatic seasonal swings compared with many leisure-focused destinations.

Nashville
September remains a strong demand month, supported by Nashville’s extended travel season from spring through fall. Group trips, live music, major events, and early fall tourism help keep booking activity steady heading into October.

Miami Takes a Closer Look at Short-Term Rentals
The City of Miami has created a new task force focused on short-term lodging violations, particularly within condominium buildings.

Established by the City Commission on September 10, the task force will bring together code enforcement, legal staff, fire rescue, and police to review violations and assess their impact on residents and city services.
What this means for owners: Compliance continues to be an important part of protecting a property’s ability to operate. For Miami owners in particular, building rules, local requirements, licensing, and responsible guest management will remain areas to watch closely.
Why Partner with Lunabase
Periods of softer demand don’t necessarily mean simply lowering rates. Pricing, length-of-stay strategy, availability, local events, and booking windows all play a role in keeping a property competitive.
We’re also closely monitoring changes in short-term rental regulations, licensing requirements, building rules, and local compliance standards across the markets we manage.
This is where professional property management becomes especially important
Managing a short-term rental is not only about providing a great guest experience. It also means staying informed about the rules that affect how a property can legally operate, from permits and registrations to building requirements and platform policies.
At Lunabase, we continue to monitor both market conditions and regulatory developments so our owners can navigate these changes with greater clarity while keeping their listings compliant and well positioned.
